TERMS & CONDITIONS

TERMS:  $20,000 Down Day of Auction with Contract Execution.  Balance Due in 30 Days or Sooner with Title Approval.  Title Insurance Will Be Used, Cost Will Be Shared 50/50 Between Buyer & Seller.

POSSESSION: After 2026 Wheat Harvest or August 1, 2026 (whichever is sooner). Milo Acres after Harvest or Jan. 1, 2026 (whichever is sooner).

CROPS: Buyer to Receive 1/3 of 2026 Wheat Crop and be Responsible for 1/3 Related Expenses. Milo Crop to Remain with Seller.

CROP INSURANCE/GOVERNMENT PROGRAMS: MPCI, CRP and any other Government Program(s) to Transfer upon Closing to Buyer.

TAXES: Seller to Pay 2025 Taxes and All Prior Years. 2024 Taxes were $898.43
