TRACT #1:  NW/4 22-26-18, Edwards Co., KS—160 Acres, More or Less.  80 Acres Planted to Wheat, 80 Acres Open Ground.  Buyer to Receive 1/3 of 2020 Wheat Crop and Assume MPCI.  2019 Taxes Were $688.44.

TRACT #2:  S/2 NW/4 1-26-17, Edwards Co., KS—80 Acres, More or Less.  All Planted to Wheat.  Buyer to Receive 1/3 of 2020 Wheat Crop and Assume MPCI.  2019 Taxes Were $602.93.

       

TERMS & CONDITIONS

 

TERMS:  $4,000 Down on Each Tract on Day of Sale.  Balance Due in 30 Days or Sooner With Title Approval.  Title Insurance Will Be Used, Cost Will Be Shared 50/50 Between Buyer & Seller.

POSSESSION:   After 2020 Wheat Harvest or August 1, 2020 on Land Planted to Wheat.  Day of Sale on Open Land with Receipt of Down Payment and Mutual Signing of Contract.

MINERALS:  Sellers Mineral Interest Sells with Land and is Believed to be 100%.

TAXES:  Sellers to Pay 2019 Taxes and All Prior Years.  2020 Taxes Are Buyer’s Responsibility.
